The practice brings creative solutions to our client's individual requirements in new build, conversion and refurbishment projects. We can guide you through the entire process from project inception through to final completion. Listening to and understanding the clients' brief is of paramount importance to a successful project. We offer a complete architectural service based on the RIBA work stages. This commences with a free initial consultation to understand your requirements and develop a brief. We can produce visual aids, 3D models, and photo montages to help you visualise the final product.
THE PROCESS:
Planning Application: As a practice we have detailed knowledge of various Local Planning Authorities' requirements and have a great success rate with our planning applications. We provide design advice in relation to internal layout of the plans and the final external appearance as well as specialist advice for Permitted Development Certificates, Conservation Area Consent and Listed Buildings. We undertake all the requisite form filling, Design and Access Statement preparation and can provide Conservation Area Statements should they be necessary.
Building Regulation Application: When Planning Permission has been obtained we take the project through a Building Control Application to the relevant Local Authority. We deal with all the technical aspects of the proposed works and liaise with all the other design team professionals you might need to compile a succinct Building Regulation package.
Tender Preparation and Selection of Builder: We can develop the design scheme with preparation of information including drawings, schedules and specifications to a package sufficient to enable a contractor to prepare a tender. Co-ordination of specialist contractors and suppliers is a key element to the process of delivering the project to a budget and timescale.
Over a number of years we have worked with many quality builders and we can offer advice on the selection of a builder for your project. We are happy to supply contact details for your consideration of the builders we believe might be best suited to your project. The final choice will be yours.
Works on site and Completion: We offer advice on the appointment of the contractor and where required preparation of the building contract. Through the construction phase and as appropriate we visit site to inspect the progress and quality of work. Working with the rest of the design team we administer the terms of the contract through to completion.
